There are many moving parts and pieces when it comes to buying a new home. From selecting a floor plan and homesite to choosing a lender, the process can be overwhelming and confusing. But it doesn't have to be - working with the right builder ensures a seamless process from start to finish. We chatted with a few members of our sales team to help demystify the process. Here's what they had to say.
What is the role of the salesperson? How can he/she help me?
"As a New Home Specialist, I am here to get to know you, to share with you why Keller Homes has been a top builder in Colorado Springs for 35 years, and to help you choose the floor plan, home site, and community that offer the features most important to you." - Rachel Kimes, Cumbre Vista Community Sales Manager
"[I'm] a problem solver and partner. [I can help you by] starting a listening-focused conversation and then moving the conversation in a collaborative way until we find a solution or fit for your need. In our case, your new home!" - Lori Shannon, Cordera Community Sales Manager
What information will I need to start the process? Write a contract?
"As you prepare to buy a new home, it is helpful to have a time frame and price range in mind. If you will be financing your home, it is beneficial to contact one of our Preferred Lenders to get pre-qualified. All of our lenders have a long tenure and proven performance history with us.
Once you have decided on your floor plan and home site, we will make an appointment to put your Purchase Agreement together. The documents will include your structural selections, sketches, the contract itself, and loan documents. It is very helpful to have talked with a Keller Homes Preferred lender prior to this meeting." - Rachel Kimes
What resources are available to help me navigate my options?
"Our state-of-the-art website is a fantastic way to explore our floor plans, communities, available homes, energy efficient features, and our history—all at the click of a button. We even have a space planner feature that allows you to add furniture into our floor plans to better visualize how you would arrange your rooms. Plus, we have new virtual tours coming online every day.
In addition to online resources, our model homes and sales centers are open daily where our experienced sales team is available to review floor plans and included features in greater detail. We will visit available home sites with you and show you homes under construction, too. If you cannot make a trip to us, we are happy to call you or chat with you via phone, email, FaceTime or Skype. That said, we are experts at helping buyers build from afar so that your home is ready by the time you arrive in Colorado Springs." - Rachel Kimes
What options are available to me? What features of the home can be changed?
"Several popular options have already been included in our plans that can change the layout of the plan. For example, do you need a guest suite and separate powder room on the main level in lieu of the guest bedroom, main bath and study? We can do it!
[We may also consider why you] want to see a change. Do we have a different plan that can accommodate your desire? Can we help you think differently about how to use a space? We are open to looking at custom requests and providing pricing if available. We are always creating and crafting new homes - not building the same plans that we built in the past. In our fresh approach to design, our homes already offer the complete package: innovative design, livability and affordability! In essence, you want your home to enhance your lifestyle! We get it!" - Lori Shannon
How long will it take to build a new home? How will you keep me informed?
"Our building process is approximately six months. During this time, we communicate with you regularly through Weekly Construction Updates. We also encourage you to visit your home site often to be a part of the excitement. If you are unable to be here during construction, we will work with you via electronic media. If you don’t have time to build, ask about our quick move-in homes within each community!" - Rachel Kimes
"We set up a Frame Orientation so the customer can see their homes before insulation and drywall, as well as provide a Customer Orientation at closing where we demonstrate the features and systems of their new home and provide care and maintenance suggestions. We continue to follow-up with our homeowners throughout our warranty period." - Lori Shannon
